One Team,
From Blueprint
to Building.

One team handles design and construction. No gaps, no miscommunication, no budget surprises from misaligned drawings.

What Design-Build Means for You

In a traditional construction process, you hire an architect, then an engineer, then a contractor — three separate companies with three separate contracts, three separate schedules, and three separate people to blame when something goes wrong.

Design-Build puts all of that under one roof. Foothills Building Group handles programming, schematic design, engineering coordination, permitting, and construction as a single integrated team. You have one point of contact, one contract, and one team accountable for the outcome.

The result: faster delivery, tighter cost control, and fewer surprises — because one team is accountable from design coordination through construction.

Custom Steel Home with Habitat for Humanity

One of our flagship design-build projects: a fully custom steel-frame home designed and built in partnership with Habitat for Humanity. This project demonstrates the full scope of what design-build under one accountable team looks like — from initial concept through construction and delivery.

Common Questions

Design-Build FAQ

How is design-build different from hiring a separate architect and contractor?

In a traditional process you manage three separate contracts — architect, engineer, and contractor — with no single party accountable for the whole outcome. Design-build collapses all of that into one team, one contract, and one point of contact. Faster, leaner, and far fewer surprises.

Do you work on both commercial and residential design-build projects?

Yes. We hold unlimited GC licenses in NC and SC and work across commercial, industrial, and residential project types. Whether it's a warehouse, a custom home, or a specialty facility, we can manage the full design-build scope.

What is the typical timeline for a design-build project?

It varies by project size and complexity, but design-build typically compresses timeline compared to traditional delivery — because design and construction overlap rather than running sequentially. We'll give you a realistic schedule during our initial discovery call.

Can I make changes during the design phase?

Yes. Changes are easiest and least costly in the design phase — which is one of the key advantages of design-build. We encourage client input early and often, and document all scope changes in writing.

Do you handle permitting?

Yes. We coordinate all permit applications and engineering approvals as part of the design-build process. You don't need to manage that separately.
